Seattle-area home market stuck in neutral, with prices flat in all but one county

The most telling line in Tuesday's Northwest Multiple Listing Service report tracks closed sales in the Seattle metro's four counties.

Homes linger on the market longer, which is great news for buyers, said Jeff Tucker, principal economist for Windermere Real Estate.

July was a continuation of the market's sluggish ways. Year to date through last month, closed sales totaled 22,521 versus 22,630 during the first seven months of last year. Tucker's characterization: "Just totally flat sales volume."

Kitsap was the only county to see meaningful annual median price appreciation: nearly 10%, to $599,000. King was up just 0.1%, to $1 million, Pierce saw a 0.8% rise to $579,000, and Snohomish County saw a 1.5% drop to $805,000.aw 3,895 closed single-family home sales, virtually unchanged from 3,820 in July 2024.
